1. Booking and reservations
A booking is confirmed only after the required deposit has been received and a confirmation email has been sent by Villa Maria. Instant online bookings are held for a short period pending payment completion; if payment is not completed, the dates may be released.
2. Payments
For online bookings, a 30% deposit is required to confirm the reservation. The remaining balance is due on arrival. Payments are processed securely by Stripe. For direct bookings, we will provide suitable payment instructions.
3. Cancellation policy
Cancellations made more than 14 days before arrival are eligible for a full refund of any deposit paid. Cancellations made within 14 days of arrival are subject to our standard terms. No-shows forfeit the deposit. If we are forced to cancel your stay due to unforeseen circumstances, we will offer a full refund or alternative dates.
4. Check-in and check-out
Check-in is from 14:00 and check-out is by 10:00 unless otherwise agreed. Early check-in and late check-out may be available on request, subject to availability and additional fees.
5. Maximum occupancy
The villa accommodates up to 6 guests in three bedrooms: one double bedroom, two single bedrooms and a sofa bed. The maximum number of overnight guests must not exceed the number confirmed in the reservation unless agreed in writing with the host.
6. House rules
Guests agree to follow the house rules published on this website, including quiet hours, no smoking inside, no parties or events, and responsible care of the property. Failure to comply may result in termination of the stay without refund.
7. Liability
Villa Maria is not liable for loss, theft, or damage to personal belongings, or for any injury sustained during your stay. Guests are responsible for ensuring the property is secured when leaving.
8. Governing law
These terms are governed by the laws of Greece. Any dispute arising from a booking shall be resolved in the courts of Greece.
